UR Nearby Family Discount and WIDE

This program helps two related households—often parents and adult children—live in the same estate or nearby. Meeting the standard rules can reduce the advertised rent on the newly occupied UR home by 5% for five years, with an enhanced option for some childcare and young-couple households.

Which families can qualify?

The households generally need to be lineal relatives, siblings, or relatives within the third degree who have an actual duty of support. At least one household must be raising children or include someone aged 60 or older. A household including a person with certain disabilities may also qualify.

  • For UR-to-UR proximity, the homes must be in the same estate or different estates within 2 km
  • WIDE can cover one UR home and one non-UR home inside a designated area
  • Both households may receive the reduction when they sign new UR leases together; living in one home does not count

The 20% option has extra conditions

UR currently states that an eligible childcare or young-couple household meeting the proximity rule and a combined monthly household income limit of ¥259,000 can receive a 20% reduction for five years. The monthly reduction is capped at ¥40,000 and only designated estates participate.

The official page ties this option to new occupancy by March 31, 2031 and includes a budget-related start note for young-couple households. Eligibility is reviewed annually, so check the wording in effect when you apply.

What to verify before applying

The home, household and distance all need to qualify. UR uses its own income calculation and some programs cannot be combined, so use the official eligibility checker and confirm the result with a UR office.

Does a program tag guarantee a 20% reduction?

No. The tag identifies a potentially eligible home. The enhanced rate still requires checks of family relationship, proximity, household category, income and move-in date.
