The age requirement applies on your application date. As long as you are 35 or younger when applying, your U35 rate remains locked in for the entire three-year term even if you turn 36 while living there.
Co-occupants are limited to a spouse (no age limit) or relatives within the 6th degree of kinship / 3rd degree by marriage who are also 35 or younger. Standard room-sharing with friends requires designated house-sharing properties.
3-year fixed-term lease: Renewal vs Re-contracting
The U35 discount is structured as a 3-year fixed-term tenancy (定期借家契約). Unlike standard leases, there is no automatic right of renewal (更新) at expiry.
While some tenants report receiving an offer from UR to sign a new lease (再契約) for the same room after 3 years, re-contracting is at UR's sole discretion and is not a guaranteed tenant right. Re-contracting may also revert rent to standard non-discounted rates.
Early move-out flexibility and income qualification
The 3-year duration is the maximum contract limit, not a required minimum stay. You can move out early without penalty by submitting a lease termination notice 14 days in advance.
U35 does not waive UR's standard income/savings qualification checks (4x monthly rent income or 100x rent savings). Newly arrived residents without local income records can inquire about combining U35 with lump-sum advance rent payment (家賃等の一時払い制度).
